Job Summary and Mission The position plays a crucial role in supporting the Real Estate team with strategic market analysis, financial intelligence, and execution of property-related activities. This role ensures efficient decision-making for new store openings (NSO), manages lease renewals, and handles renegotiations and relocations, contributing to the company's growth and operational efficiency. Job Requirements • Educational Qualifications - Bachelor's degree in Real Estate, Business Administration, Finance, or related field. A master's degree or relevant certifications are advantageous. • Work Experience - 10-12 years of experience in real estate management, property development, or a related field, preferably in the retail or QSR industry. • Industry Experience - Proven experience in real estate support roles with a focus on strategic market analysis and lease management. Detailed Job Description • Strategic Support o Support the Real Estate Team in analyzing Market Holding Capacity to facilitate decision-making for new store openings (NSO). o Coordinate with the Network Planning Analyst and Operations teams to share insights and learnings with the Real Estate team. o Collaborate with the Finance business partner to share intelligence on occupancy cost learnings and their impact on strategic planning. • Execution o Lead and manage all lease renewals for West, Central and part Southern region, ensuring timely and cost-effective negotiations as renewal volumes increase year over year. o Handle renegotiations and relocations of store leases to optimize occupancy costs and align with strategic business objectives. Desired Knowledge, Skills & Abilities • Real Estate Management: Extensive experience in real estate management, including lease renewals, renegotiations, and relocations. • Market Analysis: Strong ability to analyze market data and collaborate with network planning and operations teams for strategic decision-making. • Financial Acumen: Solid understanding of financial principles related to real estate, with the ability to collaborate effectively with finance teams. • Negotiation Skills: Proven negotiation skills with the ability to achieve favorable terms in lease renewals and property relocations. • Stakeholder Communication: Excellent communication and interpersonal skills to effectively interact with internal teams and external partners. • Project Management: Strong project management skills to oversee multiple real estate projects simultaneously and deliver results within established timelines. • Strategic Thinking: Ability to align real estate activities with broader business strategies and objectives.
